Hunt Lease Calculator Nationwide Land Pricing Tool

Why We Built This

Ask any landowner how they priced their hunting lease and the answer is almost always the same: "We asked around." A neighbor's rate, a post on a forum, a rough guess. That's not a pricing strategy — it's leaving money on the table.

On the hunter's side, it's just as murky. Most hunters have no way to know if they're being charged a fair rate or getting taken advantage of. The information is scattered across forum threads, Facebook groups, and word of mouth.

We built Hunt Lease Calculator to bring real market data to both sides of that handshake. Our estimates are built on aggregated lease rate data, regional market research, and more than a dozen factors that actually move the needle on price — game species, land quality, timber type, amenities, access, and more.

The tool is free, takes under two minutes, and covers all 50 states. We keep it free because we think good information should be accessible to everyone — landowners with 50 acres and landowners with 5,000.

How It Works
01

Select Your State

Click your state on the interactive map. Our database has real per-acre baseline rates for all 50 states, built from aggregated lease market data and regional research.

02

Describe Your Property

Tell us about your acreage, primary game species, land quality, terrain type, amenities, and lease terms. Each factor adjusts your estimate based on how it affects real market value.

03

Get Your Estimate

We return a realistic low-to-high range for your annual lease value, a per-hunter breakdown, a land value score, and a market insight specific to your state. Use it as a starting point for your negotiation.

A Note on Accuracy

Hunt Lease Calculator provides estimates based on aggregated market data and regional research — not appraisals. Actual lease rates vary significantly based on specific property characteristics, local demand, timber company competition, and factors we can't account for from a web form. Use our estimates as a starting point and a sanity check, not as a final number. For high-stakes decisions, we recommend consulting with a local land management company or hunting lease broker who knows your specific market.
